This single owner practice has been in existence for over 30 years and is located in Western Kentucky.  In 2023, the practice had net collections of almost $1,600,000 and, due to incredible overhead control, the owner cash flow was almost $1,000,000.  The owner owns the building where the primary office is located and the building will be sold along with the practice.

The office is incredible in terms of space. The building has over 5500 of square feet of usable space. In addition, the upper floor of the building has over 2400 square feet of space which can be put to a variety of uses.   The building has five operatories, all of which are plumbed with oxygen, nitrous oxide and suction. Two operatories are equipped with monitors, anesthetic delivery system, suction, computers and monitors, and surgical hand pieces. There is also a recovery area with seven beds, all of which are plumbed with oxygen and suction. The office has a CBCT.  Given the size of the building, the practice can easily serve at least two oral surgeons if the buyer wants to expand.

The practice’s equipment is in good shape.  A purchaser might want to touch up some of the space, but no major internal building renovations are necessary for at least five years.

The revenue mix is excellent, with no Medicaid and a high percentage of fee for service patients.  This is a traditional office based practice with a nice concentration of extractions, implants and other office based procedures.  The owner of the practice takes no trauma call.

The owner takes no trauma or hospital call. However, the area has two major hospitals and the purchaser may pursue hospital call if they desire, as the hospitals are looking for surgeons to take call.

The owner is willing to stay on for a reasonable time post sale to assist with the transition and, if necessary, to see patients. The staff is experienced and will be a great asset to the purchaser.

The practice has very little competition, compared to the Louisville area.  The area has solid demographics given its location outside a major metro area.  With a little marketing, this practice can easily increase collections by several hundred thousand dollars annually.  The building is located by a major hospital and is in a location where other health care providers have their offices.

The referral base is diverse and deep in terms of number of referrals, lack of concentration and the age of the referring dentists.  The owner is known by his referrals and the community of providing exceptional patient care.  His staff shares his goal of professional excellence.

The practice is located in a family oriented area. Although not located in a major metro area, the Nashville metro area is easily accessible to the owner of this practice in order to take advantage of cultural, sports and entertainment opportunities. Given its location in Kentucky, the purchaser will have access to all sorts of outdoor activities, such as hiking, other outdoor activities and water oriented sports (two large lakes are within easy driving distance). The owner of the practice will find that the local schools are excellent and there are lots of activities for children. The local community is known for welcoming newcomers.

Many smaller metro areas have old and tired practices with low collections and productivity.  This is not one of those practices.  This is an outstanding practice in a smaller metro area that is attractive in terms of its profitability, its cultural amenities and educational opportunities for families.
